How the cost has moved

Where the money goes

NAHB splits the construction cost into stages. Interior finishes and the major systems (plumbing, electrical, HVAC rough-ins) together take more than 40% of it:

StageShare of construction costAbout per sq ft (at $162)
Site Work7.6%$12
Foundations10.5%$17
Framing16.6%$27
Exterior Finishes13.4%$22
Major Systems Rough-ins19.2%$31
Interior Finishes24.1%$39
Final Steps6.5%$11
Other2.1%$3
Per-square-foot figures are the stage share applied to the national average, rounded.

Why your number will be different

  • Market. Labor and materials vary a lot by region and even by county.
  • Code and climate. In much of Florida, for example, wind-load and impact-rated window requirements add cost that a national average does not reflect.
  • Plans and finishes. Square footage, roof complexity, ceiling heights and the finish level move the number more than anything else.
  • What is included. Compare like with like: NAHB includes site work and permits but not the lot. A lender budget or a builder quote may count things differently.

How to get your own cost per square foot

  1. Start from the national reference to sanity-check the order of magnitude.
  2. Get firm quotes from your subcontractors for this house and this scope — the strongest number you can have.
  3. Compare against what your own past jobs actually cost, line by line.
  4. If the three tell very different stories, look for the missing scope before you sign.

Frequent questions

Does the cost per square foot include the land?

Not in the NAHB figure. The ~$162/sq ft is construction cost only — it includes site work and permits, but the finished lot is a separate cost.

Is it cheaper to build in Florida than the national average?

It depends on the county, the plans and the code requirements. Local quotes are the only reliable answer; the national average is a reference, not a price.

What share of the cost is framing?

In the NAHB 2024 survey, framing was 16.6% of construction cost; interior finishes were the largest stage at 24.1%.
